A Quick Message to All Florida Property Owners
If you’re a Florida property owner, this message is for you. As we finish out August, the property appraisers in every Florida county should have sent out Truth in Millage (TRIM) notices to homeowners. These contain the proposed valuation of your home for tax purposes in the year 2021.
Hillsborough and Pinellas counties mailed theirs out on August 23, and Pasco County’s went out on August 19. It’s not a bill, but you do want to read the notice and find out what value the property appraiser is proposing to assess your home at.
“There is a very short time frame to protest your assessed value.”
Is this the market value of your home? The short answer is no. It’s the value of your home as of January 1, 2021, based on the prior sales in the months of 2020 leading up to that date.
If you have any questions about your TRIM notice, I highly recommend reaching out to the number of the property appraiser at the bottom of the document. If you feel a mistake has been made or something’s just not right, you do have the statutory right to protest the value, but there is a very short time frame to do so.
