It’s Spring and everything is Booming! And right now, the Tampa Bay housing market is one of those things. We are seeing new neighbors and new construction, and already thinking about getting homes on the market in time for the new school year.
Have you ever heard that you should list your home “early in the year? Zillow actually analyzes the data nationwide, and mid march to mid-April is the BEST time to list a home to net the highest sale price in the least amount of time. Sellers NOW are the time to take advantage of the strong market.
And the buyers? They are contacting us for because they are ready to find a home to make their own.
People from the North are still flying Down South
Snowbirds are still escaping the cold, and families on spring & Easter break is still coming south—many combine vacations with househunting!
We have the advantage to assist the seller in making their home list for the price the desire and perfect for the new buyer. The biggest competition is that sellers must list their home during peak times.
Listing homes in March or even early April ensure that more buyers have the advantage to view homes during peak times and increases the likelihood of the seller to receive their asking price.
New School Year
Families are often trying to time a move during the summer. As school ends here at the end of May, and as the average time from contract to closing is about 45-60 days, these families will soon be out shopping in full force. These are the clients that are not simply looking but are very serious in buying, quickly.
These buyers are serious; and timing matters to them, they are looking for the perfect home, and ready to make a decision.
